Nine bedroom guesthouse located in an alpine village close to major ski region and golf course.
Tiled entrance porch to tiled entrance room that has a cosy country feel. Adjoining breakfast room/dining room is light and airy with table seating and corner sofa. Quaint hotel bar to one corner. Through door to ‘Stüberl’, which is a more private dining or drinking room for parties of up to nine. Door to outside drinking area.
Door through to commercial sized kitchen with vaulted ceiling and stainless steel work areas.
To the rear of the property are five various store rooms, a separate laundry alongside a hallway which leads to the customer toilets. To the other side of the entrance room is another large room (7.5m) that is currently used as an office and work room.
The first floor is centred around a large landing and living room off which most of the guest rooms can be found. Some panelling to the ceiling gives the area an old coutry Alpine feel with heavy wooden doors and carpets. There is a central wood burner here too.
There are various different room types, which are flexibly arranged to cater for different party sizes.
Below is just an example of just a few of the different types of room configurations:
Room 1 is a double bedroom, light and airy on front corner of building, double glazed windows, carpeted, woodburner to corner, attached tiled ensuite with shower over bath, w/c & wash basin.
Room 3 is a Quad. Room with 2 bunk beds. Tiled shower ensuite, w/c & wash basin.
Room 6 is actually a family apartment without any cooking facilities. It comprises a tiled hall with double glazed door to the balcony, 2 wallpapered w/c’s and tiled bathroom with shower over bath. Ample double bedroom, living room with corner woodburner and additional sofa bed and another separate triple bedroom.
The second floor has three further bedrooms on a shared landing with shared shower & w/c. Beams and panellingg to walls and ceiling, excellent for a group of friends or a family to share. Could also be individual rooms with shared facilities.
Parking for five cars and a garage block for four with adjacent small garden area that could provide room for more parking. The garden to righthand side of property is paved, where tables and chairs sit in a sun trap. There is also a covered seating area for really hot or inclement weather. Good established borders and shrubs. Hidden away up a stone stairway is an above ground circular swimming pool (Approximately 8 metres is diameter) which is currently unused.
Downstairs heating is via infrared panels and upstairs is a mixture of infrared and electric heating. Many of the public and guest rooms have wood burning ‘Kachelöfen’. Most windows are double glazed to the front and side so road noise is not a problem. Those that don’t have secondary glazed windows instead.
Reisach is a quiet village with no restaurants or shops although the current owner does offer a small hot food menu during the day. It is near the Nassfeld Ski Region which draws large numbers of tourists in the winter months and the hot and generally dry Gailtal summer ensures that there is a steady flow of tourists from May to September. The village sits between Hermagor and Kötschach-Mautern and is surrounded by mountains and forest walks.
